Standard RIBA Service Domestic Projects

For more complex domestic projects or where clients need a little more input from us up front we offer an initial consultation & project appraisal service. We will visit your property, discuss your objectives & project aspirations, then compile a brief summarising document outlining a project brief, identifying any key technical & legislative considerations & a fee quotation. The cost of this service is £240 which is deductible from the subsequent fees of a full service (stages 1 – 5) project should you choose to progress with the appointment.

Our quote will typically be based on 3 service option packages:

PLANS ONLY An initial measured survey plus the essential design services which you will need for submission to the local planning authority and building control body.

FULL RIBA SERVICE + A service which is akin to a RIBA standard service including developing construction information and support during tender and construction stage but with the addition of a measured survey and Principal Designer responsibilities.

ENHANCED DESIGN SERVICE A comprehensive level of service which takes care of the finer details of the design. In addition to the services covered in the Full RIBA Service + this package includes an initial design option appraisal and follow up client video call, detailed design of interior elements such as furniture and joinery and third party administration of an appropriate form of building contract. This package is aimed at clients who are looking to develop a more bespoke design and for added peace of mind over the quality of the finish.

Domestic Extensions + Alterations – Planning & building regs drawings

It’s a core business belief that high quality professional design + customer service should be available to everyone, no matter what the size of your project. That’s why on smaller domestic projects with a construction budget of up to £100,000 or a total floor area of up to 80 square metres we offer a standard fixed pricing structure for outline proposals, planning & building regs drawings. You can read more about workstage options in our Domestic Client Guide:

Small projects – Single storey extensions with a combined new / remodelled floor area of under 40sqm – £4200;

Medium projects – Larger single storey projects, loft conversions or 2 storey extensions with a combined new / remodelled floor area of up to 60sqm – £5400;

Large projects – Larger 2-storey & wrap around extensions with a combined new / remodelled floor area of up to 80sqm – £6500.

The above prices include all tax unless stated otherwise.

On top of this you will need to budget for planning + building control fees + any specialist design fees (eg. structural engineer) which are payable directly to the relevant third parties.
